Case Study: Seattle Center / Gates Foundation Remedial Design &
Redevelopment

Project Background & Challenges
The Gates Foundation is purchasing a 12-acre parcel from
Seattle Center. Both soils and groundwater on this parcel have been contaminated
from decades of fuel-storage and vehicle-maintenance activities. To facilitate
property transfer and redevelopment, the current owner wants to remediate
groundwater at the site. Aspect Consulting was retained by the current
property owner and as a member of the Shannon & Wilson team to lead
these efforts.
Solution
Aspect helped characterize the site, evaluated remedial
alternatives and costs, and conducted pilot tests to assess the effectiveness
of the preferred remedy. We are currently designing full-scale remediation
plans and working with the development team to integrate a cleanup system
installation into construction activities. Our design features a soil
vapor extraction/air sparging system that will be implemented in two phases—prior
to construction (phase 1) and during construction (phase 2). This system
will neither disrupt construction nor impact the developed campus.
